How the yield is calculated
Gross yield = (median monthly asking rent × 12) ÷ median asking price, using residential property types only (offices, shops, land and similar are excluded) and monthly long lets. It is a rough, town-level indicator and not a forecast.
The sale and rental samples are not the same properties: the average sale listing in a town can be bigger or smaller than the average rental. Yields shown are before purchase costs, taxes, vacancy and maintenance, so net returns will be lower.
