Data methodology — MIRA Estate
The market figures published by MIRA Estate come from active property listings on our portal. All prices are asking prices — the prices at which properties are offered — not transaction prices.
What the data represents
MIRA market data is based on active property listings published on our portal by partner agencies and owners. Every price shown is an asking price: the price at which a property is offered for sale or rent. These are not transaction prices.
Data sources
- Active listings from partner agencies and owners on MIRA
- Figures are computed from the live database and refreshed regularly
- Geographic coverage: Malta and Gozo
How averages are calculated
- Arithmetic average: the sum of all prices divided by the number of listings.
- Median price: the middle value, which is less affected by extreme prices.
- Price per m²: calculated only for listings that declare a surface area.
Listings with a price of zero (price on request) are left out of price calculations.
Limits of the data
- Prices are asking prices, not transaction prices.
- Small samples in some localities can affect reliability.
- Not every listing declares a surface area, which affects price-per-m² figures.
- The same property can be listed by several agencies; de-duplication is still in progress.
